#39: Nearby Odors
Bad smells nearby can make buyers remember the wrong thing. Restaurants, farms, factories, waste facilities, or sewage treatment plants may create odors that drift into the yard or through open windows, even when the home itself is clean and well maintained.

Sellers can reduce the impact with sealed windows, air filtration, landscaping, and careful showing times. Buyers should visit during different weather and wind conditions, not just once. A smell that appears only occasionally can still affect daily comfort and resale.
