Nearby foreclosures can affect value even when your home is in great condition. Abandoned houses, low-priced sales, boarded windows, or poorly maintained properties may pull down comparable values and make buyers worry that the area is losing demand.

There is no quick fix for neighborhood comps, but presentation helps. Keep your property in excellent condition, document upgrades, and price with recent sales in mind. Buyers should look at whether distressed sales are isolated cases or part of a bigger local trend.
